Futcher warns that 'rates may not have peaked,' which could further dampen buyer confidence.

The annual increase of 1.6% in August, while a slight improvement from July's 1.4%, still falls short of economists' predictions of a 2% annual increase. This discrepancy underscores the market's current challenges. Robert Gardner, the chief economist at Nationwide, offers a nuanced perspective, noting that the latest energy price cap increase, which will lead to higher bills this winter, has not yet impacted buying and selling activity.

However, Gardner also highlights a positive sign: 'underlying affordability is improving as house price growth remains well below earnings growth.' This suggests that the market might regain momentum if the energy shock diminishes and confidence returns. Yet, the recent fall in mortgage approvals, with 56,053 approvals in July, the lowest since January 2024, indicates that buyers are still hesitant.
